  1. Objective & Schedule: Designing the home within a strict 90-day timeline. Risk Identified: This tight timeframe introduces a high schedule risk, especially if client feedback is delayed or council permitting takes longer than expected.
  2. Budget: A fixed $30,000 budget for architectural services. Risk Identified: Any scope creep or unexpected revisions will create immediate cost overrun risks.
  3. Assumptions: The charter assumes the soil is stable and ready for construction. Risk Identified: This creates a major technical risk. If subsequent soil tests reveal poor load-bearing capacity, a costly foundation redesign will be required.
  4. Constraints: Adhering strictly to local council zoning laws. Risk Identified: This introduces regulatory risks, where zoning adjustments might require design modifications mid-way.
